Center Bearing: Steel beams with adjustable steel posts are standard for basement or crawlspace applications.

Floor System: 11-7/8” Engineered wooden I-Joist 16” on center spacing above Timberstrand treated sill plates. Floor sheeting is 3/4” tongue and groove OSB that is glued and nailed to the I-Joist with ring shank nails.

Walls: Exterior walls are 2”x6” -16” on center with 7/16 OSB wall sheeting wrapped with an air infiltration barrier. Interior walls are typically 2”x4” -16” on center. Interior walls may be upgraded to 2”x6” -16” on center for structural purposes or to accommodate plumbing stacks.

Roof: Engineered trusses 24” on center are typically utilized for flat ceiling conditions. Vaulted ceilings are usually constructed with 2”x12” rafters 16” on center bearing on a glu-lam ridge beam. Roof sheeting is 15/32” OSB for 16” on center construction and 19/32” OSB for 24” on center truss construction. Scissor trusses can also be utilized for pitched or vaulted ceilings.

Exterior Finish Materials

• Siding: Various styles of cement-fiber sidings are the standard inclusion. This product is very popular because of its durability and its class A fire rating. Optional upgrades include Pre-stained fiber cement, cedar and redwood lap sidings, tongue and groove, board and batten, and spruce/pine log sidings.
• Fascia: 1”x10” Cedar is typically provided. Upgrades include 2” cedar boards or multi-layered or stepped fascia.
• Soffit: 3/8” exterior grade A/C plywood is standard. Upgrades are typically rough sawn cedar plywood or 1”X6” Tongue and Groove pine or cedar.
• Decking: 2”X6” con-common redwood on 2”X8” deck joist with 6”X6” cedar support posts is standard. Upgrades are typically either a 5/4” X 6” or 2” X 6” Trex Decking for a maintenance free deck surface.

Windows and Patio Doors: We are proud to offer the full line of either Andersen® or Pella® Windows and Patio doors.

Exterior Doors: Therma-Tru® Insulated steel doors are used for front and rear entry doors and all fire rated doors between garages and living space. Various styles are available to choose from. Upgrades include door systems with sidelites and or transoms and custom wood doors.

Stairways: Permanent stringers with temporary treads are installed by our framing crew. All permanent treads, risers, skirt board and handrails are to be installed by the owner.
